Condominium Association Rules and Rental Fees
Rental Application Fee - $125 Non-refundable
This fee covers research and checks.
PETS: Pets are allowed in Cherrywood Condominium.
CATS may NOT be let outside without a leash. There is a $50 fine assesed by association if resident breaks this rule. Cats must be on a leash while outside.
DOGS must be on a leash while outside.
There is a $45 per month per pet fee added to rent.
Outside Parking: One outside parking is included with unit rental.
More outside parking spaces can be rented from the association for a fee. Please ask if desired. Fee amount will be provided.
Please note: If there is a snowfall your car must be moved reasonably soon when snowfall is over, to allow cleaning crews to remove snow and salt the road.
There is a $50 fine assessed by association for failure to move your car in reasonable amount of time.
Underground Parking: Up to 2 spaces are available for rent from association at $50 per month.
Spaces are right next to the basement entrance.
This makes living in Cherrywood Condominium most convenient. Parking rental is paid with your monthly rent payment.
There is a Garage access sticker that need to be purchased from the association for $30 each. (like a door opener)
There is also an optional garage door access FOB available. $30 refundable deposit required. Our unit has direct garage access. This option is not nessesary.
Security deposit: A one month rent equivalent is required as a security deposit. This will be returned to you when unit is vacated.
Lease Fee: - $250 this fee is collected by the association and must be paid every year upon lease renewal.
A copy of the Signed lease will be submitted by unit owner to association within 7 days of signing by both parties.
12 Month lease is required and must be renewed every year.
A 60 Days NOTICE of INTENT is required if you DO NOT plan to renew your lease and plan to vacate the unit.
Notice must be submitted IN WRITING to the unit owner.
Leasing Rules/Restrictions. For any lease, permitted or otherwise, the Unit Owner must comply with all of the following:
(1) The lease must be in writing;
(2) The lease must be for the entire Unit;
(3) The lease may not be to Section 8 tenants;
(4) The lease must be for a term of twelve (12) months;
(5) The lease must designate that the use of the premises is subject to the Declaration, the Bylaws, and the Rules and Regulations of the Association;
(6) A copy of the lease must be provided to the managing agent no less than 10 days prior to its execution; and
(7) Every tenant is subject to the laws of Wisconsin governing landlord tenant relations and regulations.
If any Unit Owner (landlord) or tenant is in violation of any of the provisions of the Declaration or Bylaws, or both,
including any rules and regulations, the Association may bring an action in its own name or that of Unit Owner, or both,
to have the tenant evicted or recover damages, or both. The Association shall give the tenant and the Unit Owner written notice of the nature of the violation,
and have twenty (20) days from the mailing of the notice of the nature of the violation in which to cure the violation before the Association may file for eviction.
Registration form and Contact Information: Association requires everyone who lives in Cherrywood village to submit a registration form where contact information of who lives in the unit and cars kept on premises must be listed.
Its a small formality, but if not done by the time required a $50 fine is assessed.

Recycling fee: This $100 per year fee is assessed by Village of Brown Deer. Unit owner will submit it on your behalf with a Property tax payment.
Utilities: Gas and Electric utilities must be transfered to your name from start of the lease. Phone for WE Energies is: 800-242-9137 you will need to supply unit address.
Renter's Insurance: Association requires you to obtain a renter's insurance with liability of $500.000. In case of fire or other unforseen situations.
Late fee: Rent money must be received by the 1st of every month with 7 days GRACE period. There is a $45 LATE FEE for every DAY that rent payment is late.
Rent Payment: Rent can be paid by Zelle, Check, CashApp or Cash. Check payments are to be sent to address provided,
Cash payments are to be delivered in person to address provided. Venmo, Paypal or Credit card will incur a 4% Credit card Fee for payments.
Special Assessment: Condominium Association and Management company are doing decent job in handling ongoing maintenence. However, unforseen expenses may arise from
disasters, this creates unbudgeted expenses and Association may create a special assessment. This may increase your rent payments for next lease renewal.
It does not affect your responsibility under a current lease term.

Outside pool: Pool entrance FOB and wristbands will need to be obtained. A refundable deposit of $25 per FOB will need to be paid.
